Q: Is there a minimum amount of apartments you will bill?

     A: Yes, our minimum we are able to bill is 30 units.

Q: What is the best utility billing program for my property?

     A: We will consult with you regarding your property and go over all the aspects of each utility and work together to      come up with the best utility billing plan for you. You may choose to charge water and sewer, but not garbage. You      can set your own billing parameters and we will help you with getting all your concerns resolved and questions      answered. The transition to residents paying their own utilities is easier than most owners think. 

Q: Does Accurate Utility Management install meters?

     A: No, we are a utility billing service only. However we can refer you to reputable metering companies, just give us a      call!

Q: Does AUM bill properties with and without meters?

     A: Yes, we can bill metered properties as long as we have access to the meter reading software. We also specialize in      billing properties using the RUBS system. (Ratio Utility Billing System.) RUBS is a legal (in most states) and fair billing      method available to those properties where it is impossible to install submeters. RUBS is a billing system that allocates      the properties utility charges back to the residents based on an occupancy factor, square footage or a combination of      both. If it is impossible to install submeters on your property, we can assist you in developing the best RUBS billing      plan that suits your property's utility billing needs.

Q: How do you figure the water rates charged to the residents?

     A: With metered properties we charge the same rate per gallon of water that your local utility charges you. We also      include any base rates, per month per door that you are charged. With RUBS properties we take a copy of your utility      bill and allocate the charges (less about 5-20% for common area allowance) to your residents based on an occupant      factor, square footage factor, or a combination of both.

Q: What do your invoices look like?

     A: Our invoices are a one page format with a perforated remittance slip at the bottom. All invoices clearly state the      itemized charges, invoice numbers, account numbers, due dates, meter reads or occupant factors, and the customer      service telephone number.

Q: Where do the residents pay their bill?

     A: For on site collection services, the remittance slip instructs your residents to pay at the rental office with their rent.      For full collection services, the remittance slip instructs the resident to remit payment to Accurate Utility Management,      using the preaddressed remittance envelope included with their invoice. Or they may pay with Visa or MasterCard      over the telephone.

Q: How do you obtain the move in and move out information?

     A: Your management will notify us of a move in or a move out via email or fax. Account changes can only be made by      your management, not the resident. We can not take changes from the residents, unless it is a condominium. The      information we need is the resident(s) name, apartment number and move in or move out date. We audit the property      very carefully before each billing to be sure we have the rent roll and move in dates 100% correct. We will contact you      right away if we have questions.

Q: How do you handle the final billing for a resident?

     A: Your management will notify us of the day the resident turns in their keys. We will process a final bill on demand      and email it to your manager right away. Usually the final bill is added to the residents move out statement as an      itemized deduction from their security deposit. We vacate the resident from our system and write the balance off as an      on site collection. Or you can choose to have your resident’s final bill forwarded in the mail to their new address.      Condominium owners will have their final bill sent to their forwarding address.

Q: Does Accurate Utility Management bill for any other utilities?

     A: Yes! We can bill for water, sewer, gas, power, garbage or any utility that you want to pass on to your residents, so      long as your state and local law allows.

Q: Can I collect my payments on site?

     A: Yes, you can conveniently collect your resident’s utility payment with their rent, or we can collect payments for you.      If we collect your payments you will receive a report package and return check at the end of each billing period. If you      collect payments, we will email you the billing summary report each month which will include each apartment’s dollar      amount to be collected in your office along with their rent.

Q: What are your accepted methods of payment?

     A: Currently acceptable payment methods are check or money order sent to the PO Box address on the remittance      slip. We also accept Visa or MasterCard over the telephone; a $3.50 telephone convenience fee will apply.

Q: Do I have to be committed to a long term service contract?

     A: Absolutely not. We offer month to month billing service contracts, we would just need 30 days notice to terminate      the billing program.

Q: Does Accurate Utility Management bill apartments only?

     A: No, we can bill condominiums and Marinas as well.

Q: What are your billing service fees?

     A: Please contact us for an information packet regarding today’s billing service fees. Depending on what state you live      in determines if the resident or the owner pays the service fee.
